Herefordshire Opens up Regulation 18 Consultation of their Draft Herefordshire Local Plan

In accordance with government policy, each local planning authority is required to update their local plan every five years to set out their future needs for new homes, jobs, community facilities etc. It will also form the way in which planning applications are to be determined and offer specific housing and employment areas the LPA want to see brought forward to meet their specific local needs.

Herefordshire have already been through a Call for Sites Consultation back in 2023 where people were invited to offer up suitable sites for these local requirements which are then assessed on a site by site basis and through further future consultations where the LPA will begin the process of assessing them and either ruling out sites or identifying potential sites to be continually assessed which will eventually form the new adopted local plan.

This offers landowners an exciting opportunity to get land that might be suitable to be assessed and if suitable, potentially included in the draft Herefordshire Local Plan and thus adding significant value to that land if sold later.

The next stage of any emerging local plan is a formal consultation to review the basis of the new local plan, called a Regulation 18 Consultation. Importantly, the Regulation 18 Consultation offers locals the chance to get involved with the process and ask questions and get feedback on the draft new local plan. At this stage the draft plan is not set in stone and encourages feedback to make changes if required.

Herefordshire have recently opened their Regulation 18 Consultation for review.

The consultation runs from 25th March to the 20th May 2024.

We want to have discussions with landowners now who have either already submitted sites to the Call for Sites Consultation or landowners who feel they have land that might be suitable for future housing (typically 0.25 acres+ in or on the edge of larger towns and villages).
